Located at the corners of Wingfield Hills and David Allen Parkways in Spanish Springs, this innovative project is designed to serve the needs of smaller local businesses that have been underserved by recent large-scale industrial developments.
A Development Tailored for Local Business Growth
Developed by Herman Christensen & Sons of San Carlos, California, the Kiley Commerce Center represents a thoughtful approach to commercial real estate development. While millions of square feet of Class A industrial space has been added to the Reno area over the past decade, most of that product has catered to large tenants requiring hundreds of thousands of square feet. The Kiley Commerce Center changes that dynamic by focusing on smaller light industrial users who need just a few thousand square feet for their operations.
Project Scope and Features
The development spans five buildings across nearly 35 acres, with Pinecrest Construction currently building the first three structures:
Two 23,750 square-foot buildings, each subdivided into 20 spaces of 2,375 square feet with drive-in capabilities and roll-up doors
One 67,500 square-foot building, subdivided into 10 spaces of 6,750 square feet, each featuring a rear loading dock
Flexible configurations that allow spaces to be combined for mid-sized businesses
"We are targeting smaller users," said Gavin Christensen, president of Herman Christensen & Sons. "We feel like that market has been a little underserved in Reno. There has been a lot of big distribution space built, but not a lot of space catering to smaller local businesses."
Filling a Market Niche
Historically, smaller light industrial users in the Reno-Sparks area had limited options, often settling for outdated Class B and Class C industrial space near the Truckee River or airport. The Kiley Commerce Center offers these businesses modern, efficient space designed for today's operational needs.
Tomi Jo Lynch, first vice president of industrial properties at CBRE's Reno office, who is handling leasing for the project, emphasized the development's strategic importance: "With the number of rooftops in Spanish Springs, there's a need for this type of product. We will attract some users from Sparks who want to upgrade their space, but there's really no fully planned business park like this in the area."
Construction Progress and Timeline
Working alongside F and P Construction, which has completed mass grading for all five building pads, Pinecrest Construction is moving the project forward efficiently. The first three buildings are expected to come online in spring 2026, bringing much-needed modern industrial space to the Spanish Springs area.
The development's second phase will include an additional 67,500 square-foot building and a smaller 28,500 square-foot building, with final configurations depending on market demand and absorption rates.
